Facilities Manager responsibilities
  • Respond to Tenant maintenance and repair requests; provide timely and quality response to Owners and Tenants.
  • Schedule, and perform preventative maintenance, inspections, and routine diagnostics on physical and mechanical systems within each building. Prepare and complete preventative maintenance checklists and logs. Perform regular testing of emergency equipment including generators and pumps.
  • Basic electrical equipment repairs, replace light bulbs, ballasts, sockets, light switches, outlets, and battery backups in emergency lighting.
  • Basic plumbing troubleshooting and repairs; manage and maintain commercial water softener and reverse osmosis systems.
  • HVAC related maintenance, testing, monitoring, and repairs to include: quarterly filter replacement; inspection, adjustment, or replacement of belts, motors, pumps, or other parts; oiling motors; monitoring and testing thermostats; adjustment of dampers and vents; aligning shafts and replacing of motor bearings; testing, adjustments or repairs to chillers, heaters, pumps, fan coil units, and swamp coolers; trouble-shooting the HVAC system and monitoring the coolant levels; service and maintenance of all HVAC equipment including boilers, pumps, A/C units, boilers, and cooling towers.
  • Monitor Energy Management Systems on a daily and weekly basis for maximum efficiency of all energy systems within the building(s).
  • Interior repairs and maintenance to include doors, door closures, hardware, hand railings, floors, walls, office furniture, file cabinets, shelving, vent and exhaust fans, ceiling tiles, kitchen appliances, etc.
  • Responsibilities for day-to-day maintenance (repair) of interior (lobbies, restrooms, stairways, elevators) and exterior (grounds, common areas) of properties.
  • Monitor and trouble-shoot all life safety equipment including fire alarm panel and fire suppression systems. Schedule and attend quarterly fires sprinkler inspections performed by licensed fire protection company.
  • Administer and supervise contract services, including landscaping, elevator service, emergency generator, fire protection system, fire alarm monitoring service, pest control, janitorial, and HVAC service.
  • Manage door access systems including door schedules, reporting and access cards.
  • Maintain operating permits, ensure all documentation and inspections are completed and submitted in a timely manner.
  • Other duties as assigned by the Company.

job requirements
  • Knowledge in building automation systems such as Automated Logic, Alterton, and Delta and Keri door access systems.
  • Working knowledge of electrical and mechanical systems
  • Sound knowledge of health, safety, and environmental regulations
  • Experience in construction, maintenance, and all facets of facility operation
  • Experience with fire life safety, alarm and suppression systems and emergency generators
  • Four (4) years’ experience as a Building Engineer; preferably in a professional office building
  • Possess a SMA, SMT, Trade Journeyman certification or equivalent
  • Personal transportation necessary with good driving record
  • Demonstrate the ability to work independently and as a team member
  • Good time management skills with the ability to process work quickly, accurately and with changing priorities
  • Ability to process work quickly, accurately and with changing priorities
  • Ability to communicate in a positive fashion with tenants
  • Possess the desire to exceed customer’s expectations
  • Must have basic computer skills (Microsoft Outlook, Word, and Excel)
  • 24/7 On-Call Duty on alternate weeks, must be available to respond to emergencies 24/7 during this time
